AC Replacement Cost in Mesa, AZ (2026): Rooftop Units vs. Split Systems

What a new AC or heat pump costs installed in Mesa in 2026. Rooftop package unit and split-system prices by size, what's different about west Mesa, east Mesa and the 55+ communities, and how SRP Cool Cash applies.

Mesa has every kind of AC in the Valley: '50s and '60s block homes with a package unit on the roof, '80s and '90s split systems in Dobson Ranch, and new construction out in Eastmark. That's why Mesa replacement quotes are all over the place. This post sorts out what a fair 2026 number looks like for each. We serve all of Mesa from our Tempe shop, about 15 minutes from west Mesa.

These are market ranges, not our price list. Our number is a written quote after we've seen the house and the equipment.

First: which kind of system do you have?

  • Rooftop package unit. One big box on the roof with everything in it: compressor, coil and blower. Ducts drop straight down through the ceiling. Most common in west and central Mesa and the 55+ communities.
  • Split system. A condenser on the ground beside the house and an air handler in a closet, garage or attic. Most common in Dobson Ranch, Superstition Springs, Augusta Ranch, Red Mountain Ranch and everything newer.

Rooftop package unit replacement in Mesa

2 to 2.5 ton$6,500 to $9,500Small homes, casitas, 55+ manufactured and patio homes
3 to 3.5 ton$7,500 to $12,000The most common size in west and central Mesa
4 ton$8,500 to $13,5001,800 to 2,200 sq ft, single story
5 ton$9,500 to $15,500Large single story

A like-for-like rooftop changeout is usually a one-morning job with a crane or lift. The price swings come from the roof curb (an adapter is needed when the new unit's footprint doesn't match the old one, typically $300 to $800), the crane or lift ($400 to $900), roof patching, and whether the old ductwork connections are leaking. Full detail is in our rooftop package unit cost post.

Split-system replacement in Mesa

2 to 2.5 ton$6,000 to $9,000Small homes and additions
3 to 3.5 ton$7,000 to $11,5001,400 to 1,800 sq ft
4 ton$8,000 to $13,0001,800 to 2,200 sq ft
5 ton$9,000 to $15,000Large single story, or one of two systems

These ranges cover value-tier 14.3 SEER2 through mid-tier 15.2 to 16 SEER2. Two-stage or variable-speed systems add $3,500 to $7,000. East Mesa tracts from the 2000s (Superstition Springs, Augusta Ranch, the Signal Butte corridor) mostly have attic air handlers, which add $500 to $1,500 in labor. More on split systems in our split-system replacement post.

What's different about Mesa

  • R-22 systems in older neighborhoods. A lot of central Mesa and 55+ homes still run pre-2010 R-22 equipment. R-22 isn't made anymore, so a leak on one of these usually ends the system. Don't pay for a recharge on a 15-year-old R-22 unit without seeing the replacement number too.
  • 55+ communities. Leisure World, Sunland Village and Dreamland Villa have HOA or community rules on roof work, access and equipment appearance. A good contractor checks before scheduling, not after.
  • Switching from rooftop to a split. Possible, but it means a new air handler location, new duct connections and usually several thousand dollars more. For most single-story Mesa homes, a new package unit is the better value.
  • Multi-system homes. Red Mountain Ranch, Las Sendas and Alta Mesa often have two or three systems. Replace the failing one; don't let anyone sell you all three because one died.

Permits and rebates

The City of Mesa requires a permit for a full system replacement, rooftop changeouts included. We pull it and meet the inspector.

Mesa is mostly SRP territory. SRP Cool Cash pays $75 to $225 per ton on 15.2+ SEER2 systems installed by a participating contractor. We file it. Some homes in older parts of Mesa are on City of Mesa electric instead; check your bill. 2026 rebate details.

Three questions for any Mesa quote

  1. Did they measure the house, or just copy the old tonnage? A lot of older Mesa homes were oversized from day one.
  2. Is the curb, the crane and the roof patch in the price? For rooftop units, "installed" should mean all of it.
  3. Are both model numbers and the SEER2 rating on the quote? That's how you know what you're actually getting, and it's what SRP checks.

Questions people ask

How much does a new AC unit cost in Mesa, AZ?+

Most 3 to 4 ton replacements in Mesa run $7,000 to $13,500 installed in 2026. Rooftop package units cost a little more than split systems of the same size because of the lift and roof work.

How long does a rooftop AC replacement take in Mesa?+

Usually one morning for a like-for-like swap. An adapter curb, roof repair or duct work can stretch it to a full day.

Should I repair or replace my R-22 AC in Mesa?+

If it's leaking and past 12 to 15 years, replacement usually wins. R-22 is no longer produced, so recharging it is expensive and only buys time. We'll show you both numbers.

Does Mesa require a permit to replace an AC?+

Yes. The City of Mesa requires a permit for full system replacements, including rooftop units. We pull it.

Is Mesa SRP or APS?+

Mostly SRP, so Cool Cash applies on qualifying systems. Some older areas are on City of Mesa electric. Check your bill.
