AC & Heat Pump Replacement Cost in Scottsdale, AZ (2026 Prices)

What a new AC or heat pump costs installed in Scottsdale in 2026, by size and system type, two-system and larger homes, HOA and permit notes, APS vs. SRP rebates, and why Scottsdale replacement quotes run higher than the rest of the Valley.

Scottsdale homeowners get some of the highest replacement quotes in the Valley. We regularly see $18,000 to $25,000 bids for a single system that should land closer to $12,000. Here's what a new AC or heat pump actually costs in Scottsdale in 2026, and how to tell a fair quote from a sales pitch.

These are market ranges, not our price list. Our number is a written quote after we've measured the house.

First: which system do you have?

  • Rooftop package unit. Common in South Scottsdale, Old Town, Hy-View and Villa Monterey ('50s to '70s homes). Everything is in one box on the roof.
  • Split system. Outdoor unit on the ground, air handler in a closet, garage or attic. Most McCormick Ranch, Scottsdale Ranch, Shea corridor and newer homes.
  • Two or more systems. Common in larger McCormick, Gainey and north Scottsdale homes. Each one is priced separately.

5 ton$9,500 to $15,500Large single story, or one of two systems

4 ton$9,000 to $14,000Includes crane
5 ton$10,000 to $16,000Includes crane

Value-tier 14.3 SEER2 through mid-tier 15.2 to 16 SEER2 with a 10-year registered parts warranty. Two-stage adds roughly $1,500 to $3,500; variable-speed adds roughly $3,500 to $7,000. Scottsdale ranges sit slightly above Tempe and Mesa for larger homes, attic access, HOA requirements and longer drives north of Shea. Every size side by side: cost by size guide.

Two-system and larger homes

A home with two systems costs roughly double, with some savings on the second unit from one trip and one permit. Replace them together only if both are near the end of life. If one is 8 years old and the other is 18, replace the old one and keep the young one maintained. Ask for both prices.

Large north Scottsdale homes sometimes need three systems or zoning. That's where a load calculation matters most. A lot of these homes were oversized when they were built.

Why Scottsdale quotes run high

  • Who's selling. Scottsdale is where the big consolidated HVAC brands spend their ad money. Commissioned "comfort advisors" are paid on the ticket size. More on that: commission techs.
  • Upsells packaged as standard. Air scrubbers, UV lights, surge protectors, "premium" thermostats and extended labor plans bundled into one number.
  • Top-tier by default. Variable-speed is a great system, but it shouldn't be the only option on the quote.
  • Bigger homes. Some of the difference is real: multi-system homes, attic air handlers and longer duct runs cost more.

Ask for a value-tier, mid-tier and premium option for the same size, each with model numbers and SEER2 ratings. If the quote won't break out like that, get a second one.

Permits, HOAs and rebates

The City of Scottsdale requires a mechanical permit for replacements, and some HOAs need approval for rooftop equipment or screening. We pull the permit and provide what the HOA asks for.

Most of Scottsdale is APS territory, and APS ended its equipment rebate in 2026. Parts of south Scottsdale are on SRP, which still pays Cool Cash: $75 to $225 per ton on 15.2+ SEER2 systems. Check your bill. The federal 25C credit expired at the end of 2025. Rebate details.

Repair it instead?

Under 10 years old and the repair is under half the replacement cost: repair it. Past 12 years with a compressor or coil failure, replacement usually wins. Our Scottsdale repair cost guide has the repair prices, and repair or replace walks through the math.

Questions people ask

How much does a new AC unit cost in Scottsdale?+

Most 3 to 4 ton split-system replacements in Scottsdale run $7,500 to $13,500 installed in 2026. Rooftop package units run $8,000 to $14,000 including the crane. Premium tiers and multi-system homes cost more.

How much does a heat pump replacement cost in Scottsdale?+

Similar to an AC: most 3 to 4 ton heat pumps run $7,500 to $13,500 installed, before two-stage or variable-speed upgrades.

Why are AC quotes so high in Scottsdale?+

Commissioned sales, bundled add-ons and top-tier-only quotes push many Scottsdale bids well above market. Bigger multi-system homes account for some of the difference, but not most of it.

Are there AC rebates in Scottsdale?+

APS customers have no equipment rebate in 2026. SRP customers in parts of south Scottsdale get Cool Cash, $75 to $225 per ton on qualifying systems.

Do I need a permit to replace an AC in Scottsdale?+

Yes. The City of Scottsdale requires a mechanical permit, and some HOAs require rooftop equipment approval. Your contractor should handle both.
