What the 20 points cover
- Refrigerant pressures, superheat and subcooling
- Capacitor and contactor tested under load — the parts that strand you in July
- Compressor and fan motor amp draw vs. nameplate
- Condenser coil cleaned (dirt on the coil is the #1 reason units struggle in August)
- Evaporator coil inspected
- Condensate drain checked and cleared
- Blower wheel and filter condition
- Thermostat calibration and wiring
- Electrical connections tightened
- Temperature split across the coil
- Ductwork visual at the unit for disconnects and leaks

You get a written summary with the actual numbers. If a tech can't tell you the capacitor's measured microfarads, they didn't test it.
Why it matters in Arizona
- Warranty. Most manufacturers require documented annual maintenance to honor parts warranties. A $59.95 record protects a $2,000 compressor claim — and it's the only defense against a home-warranty "lack of maintenance" denial.

Yes, per system. Most homes have one or two.
Does the tune-up include refrigerant?+
No. If the system is low, it has a leak. Adding refrigerant without fixing the leak wastes your money. We'll tell you if it's low and what the leak repair costs.
Will you try to sell me a new system?+
No. Our techs aren't on commission. If your system is near the end, you'll get the numbers and the reasoning, and the decision is yours.
Do I need a maintenance plan?+
Usually not for a single system. Put the tune-up on the calendar every spring. Plans make sense for multiple systems or rental properties.
