AC Replacement Cost in Chandler, AZ (2026): Two-Story & Two-System Homes
What a new AC or heat pump costs installed in Chandler in 2026, by size and tier. Why two-story Ocotillo and south Chandler homes cost more, when you only need one of your two systems, and how SRP Cool Cash applies.
Chandler replacement quotes run higher than Tempe's for a simple reason: the houses are bigger and newer, and a lot of them have two systems with the air handlers in a 140° attic. The parts aren't more expensive. The jobs are. This post lays out a fair 2026 number for the homes we see most in Chandler, about 20 minutes from our Tempe shop.
These are market ranges, not our price list. Our number is a written quote after we've measured the house and looked at the ducts.
Installed cost per system in Chandler
| 2 to 2.5 ton | $6,500 to $9,500 | Upstairs zone of a two-story, casitas |
| 3 to 3.5 ton | $7,500 to $12,000 | 1,400 to 1,800 sq ft, or the downstairs of a two-story |
| 4 ton | $8,500 to $13,500 | 1,800 to 2,200 sq ft single story |
| 5 ton | $9,500 to $15,000 | Large single story |
Split-system AC or heat pump with a matched air handler. Value tier 14.3 SEER2 through mid-tier 15.2 to 16 SEER2. These sit about $500 above our Tempe split-system ranges because most Chandler air handlers are in the attic. Two-stage or variable-speed systems add $3,500 to $7,000.
Two systems, one failed: replace one or both?
Ocotillo, Fulton Ranch, Cooper Commons and a lot of south Chandler have two (sometimes three) systems. When one dies, you'll often get pitched both. Here's how to decide:
- Replace just the failed one if the other is under 10 years old and running fine. There's no rule that they have to match.
- Consider both if they're the same age, past 12 years, and the second is already needing repairs. Doing both on one trip saves on labor, crane and permit, usually $1,000 to $2,000 off the second system.
- Don't let a single failure turn into a "whole-home upgrade" without a diagnosis of the other unit in writing.
Why two-story Chandler homes cost more
- Attic air handlers. Tight hatches, platform work and a brutal workspace in summer add $500 to $1,500 in labor over a garage or closet unit.
- Ductwork. Chandler's 15 to 25-year-old attic ducts leak, crush and disconnect. If the upstairs never cools, the fix is often ducts and airflow, not a bigger unit. Sealing or partial replacement runs $1,000 to $4,000 and is cheapest while the air handler is out. See the ductwork cost guide.
- Oversizing. A lot of two-story homes got a bigger upstairs system to fight a duct problem. A load calculation catches it; a quote that copies the old tonnage doesn't.
- Long line sets. Upstairs systems often have long refrigerant runs. Replacing or properly flushing one adds a few hundred dollars.
Older Chandler: downtown and west Chandler
Downtown and the historic district still have rooftop package units, and west Chandler near Kyrene and Ray is full of '80s and '90s homes hitting their first or second replacement. Those prices look more like our rooftop package unit ranges and Tempe's split-system numbers.
Permits and rebates
The City of Chandler requires a mechanical permit for a system replacement. We pull it and meet the inspector.
Chandler is SRP territory. SRP Cool Cash pays $75 to $225 per ton on 15.2+ SEER2 systems installed by a participating contractor, so a two-system home can get it twice. We file it. 2026 rebate details.
Questions people ask
How much does a new AC unit cost in Chandler, AZ?+
Most single-system replacements in Chandler run $7,500 to $13,500 installed in 2026. Two-system homes run roughly double, minus some savings when both are done on one trip.
Do I need to replace both of my AC units at the same time?+
No. If the other system is younger and working, replace only the failed one. Doing both on one trip saves money only when the second is also old and failing.
Why is my Chandler two-story hot upstairs even with a new AC?+
Usually ductwork and return air, not the size of the system. Leaky or crushed attic ducts dump cooled air into the attic. Measure airflow before buying a bigger unit.
Does Chandler require a permit to replace an AC?+
Yes. The City of Chandler requires a mechanical permit for system replacements. Repairs don't need one.
Is Chandler SRP or APS?+
Chandler is served by SRP, so Cool Cash applies to qualifying replacements.
