Ocotillo is the master-planned community in south Chandler built around 27 holes of golf and about 138 acres of lakes fed by reclaimed water. It's larger homes, a lot of two-stories, and a lot of houses with two systems. From our shop in Tempe, it's about 20 minutes down the 101 or Price Road.

What we see in Ocotillo homes

  • Two systems, one house. Upstairs and downstairs, or a main system plus a casita. When one fails, the other runs constantly trying to cover. Get the failed one fixed fast. AC runs constantly.
  • Attic air handlers. Drain lines, float switches and secondary pans in an attic that's 140° in July. A clogged drain here ends at the ceiling. AC leaking water.
  • Systems hitting replacement age. Homes from the late '80s through the 2000s are on their first or second replacement cycle. Split-system replacement cost.
  • Variable-speed systems. Higher-end homes often have communicating systems. Fault codes need a tech who knows them, not a board swap. American Standard · Carrier · Trane.
  • Lakeside humidity. More condensate, more algae in drains. Flush and treat each spring at the tune-up.
